Talos Guides

Creating a Deal

Capture clean property basics before deeper underwriting modules depend on them.

Purpose

Deal setup creates the central underwriting file that every Talos module reads from.

When to use it

You have a real opportunity to track.

You need saved-deal map pins.

You want reports to carry clean property identity and status.

Inputs needed

Deal name

Property type

Purchase price

Square footage or units

Address or coordinates when available

How to read the output

Draft status means the file needs more support.

Modeled status means core inputs are more complete.

Source and status labels explain where the deal came from.

Common mistakes

Leaving property type wrong and relying on defaults.

Skipping address when map/geography matters.

Using a vague name that will be unclear in reports.

Professional note

Clean setup is an audit trail. It makes later calculations easier to explain.
